Neighborhood Educational Ratings U. Use NeighborhoodScout to determine the quality of the specific schools that serve each neighborhood, whether it is served by 1 or multiple school districts. It is well known that the quality of education provided by public schools varies greatly from school district to school district, and from city to city. Still further, the quality of a child's education can vary significantly from neighborhood to neighborhood within any city or town.

Scout Vision uniquely solves for investment risk by generating Home Price Appreciation projections with unprecedented geographic granularity and predictive accuracy, for every micro-neighborhood block group in the U.

The 3 year appreciation forecast for each neighborhood is classified into 1 - 5 categories based on how this neighborhood's forecast 3 year performance compares to the real estate appreciation rates experienced in all neighborhoods nationwide for every 3 year period since This provides context for comparing what is very low, low, moderate, high, and rising star appreciation performance.

Developed by industry veterans and PhD geographers, Scout Vision uniquely solves for risk by forecasting home values with unprecedented geographic granularity and predictive accuracy:. NeighborhoodScout reveals the home value trends and appreciation rates for every state, city, town, neighborhood, and micro-neighborhood in America.

NeighborhoodScout has calculated and provides home appreciation rates as a percentage change in the resale value of existing homes in that city, town, neighborhood or micro-neighborhood over the latest quarter, the last year, 2-years, 5-years, years, and even from to present. We show both the cumulative appreciation rate, and the average annual appreciation rate for each time period e. We also show how each city, town, neighborhood or micro-neighborhood's appreciation rate compares to others across the U.

This makes comparisons of house appreciation rates equally easy for professional investors and individual homebuyers. In this example, the neighborhood is one of the highest appreciating in the nation over the last 5-years, but is only average in appreciation for the same period relative to other neighborhoods in the Santa Cruz-Watsonville, CA Metro Area.

Our data are designed to capture changes in the value of single-family homes at the state, city, town, neighborhood and even micro-neighborhood level. Different micro-neighborhoods within a city or town can have drastically different home appreciation rates. NeighborhoodScout vividly reveals such differences. Our data are built upon median house values per square foot in each neighborhood.

The data reflect appreciation rates for the micro-neighborhood or neighborhood, not necessarily each individual property in the neighborhood. Our data are calculated and updated every three months for each geography, approximately two months after the end of the previous quarter. Neighborhood appreciation rate data are based on transactions involving conforming, conventional mortgages.

Conforming refers to a mortgage that both meets the underwriting guidelines of Fannie Mae or Freddie Mac and that doesn't exceed the conforming loan limit, a figure linked to an index published by the Federal Housing Finance Board. Conventional means that the mortgages are neither insured nor guaranteed by the FHA, VA, or other federal government entity. Mortgages on properties financed by government-insured loans, such as FHA or VA mortgages, are excluded, as are properties with mortgages whose principal amount exceeds the conforming loan limit.

Factors likely to drive home values upward over the next few years or indicators of upward trends already underway. Impediments to home value appreciation over the next few years or indicators of negative trends already underway. The average nearby price per square foot is based on other locations a short drive away from the neighborhood.

Then every neighborhood is ranked relative to both other neighborhoods in the region and all other neighborhoods in the nation. The average annual change in homeownership rates in the neighborhood during the latest five years. The market rental prices may be low, but are they going up? We calculate rental price trends as the average annual change in market rent paid in the neighborhood over the latest 5 years.

We measure the average annual increase or decrease in the percentage of college graduates living in a neighborhood over the most recent 5 years.

College graduates are defined here as adults 25 and older with at least a 4-year college degree. We analyze school test performance for all schools that serve this location, and calculate the average annual increase or decrease in the school performance index, based on the percentage of students testing proficient or advanced in standardized testing.

We measure the average annual increase or decrease in per capita income in the neighborhood over the most recent 5 years. We measure the average annual increase or decrease in household income in the neighborhood over the most recent 5 years. We measure the average annual increase or decrease in unemployment in the neighborhood over the most recent 5 years. This provides context for comparing regional performance against historical benchmarking.

As this ratio becomes high, it becomes more difficult for local wages to support housing prices. As the Index approaches historical highs, it can be a warning of an overheated housing market that may be due for a pricing correction.

Because demand varies from region to region and the proportion of household income expected to be spent on housing also varies greatly from region to region, the Scout Vision Housing Affordability Index is best used to compare affordability in a region over time to assess overheated markets, rather than using the Index to compare different regions at one point in time to assess market overheating. The Regional Housing Affordability Index is reassessed and recalculated annually.

What do we mean by a neighborhood? Census tracts are small, relatively permanent subdivisions of a county that are defined by the U. Census Bureau in conjunction with local authorities all across the country to define real neighborhoods that are bounded to contain areas with homogeneous population characteristics including economic status, lifestyle, and living conditions. Census tracts usually have 4, persons, but can range between 1, and 8, persons.

This is the most fine-grained area for which detailed information is made available from the government, to protect the individual privacy of each of us. Because census tracts are based on population, they vary in size depending on the density of settlement.

In urban areas, they are small, and in rural areas they can cover an entire small town or even a few small towns in very rural areas. Since census tracts are subdivisions of a county, we did a spatial overlay of the census tracts onto city and town boundaries using a geographic information system to properly assign each census tract to its appropriate city or town. Then we named each census tract to the local colloquially recognized neighborhood name for that spot e. If there was not a name available, we named the census tract by the largest street intersection in the census tract e.

What is a Condition Alert? This helps answer crucial questions about the state of the neighborhood being evaluated, such as: What are the risks of violent crime here? Is the risk of home break-ins or other property crimes increasing? Does real estate here hold its value? Are the trends in local vacancies or unemployment concerning?

The beds were comfortable, and we were grateful for the wonderful basket of snacks that they left for us to eat. We were starving after a long day at the college.

Instructions about the place and communication via phone, text and email in general was great all the way. Their home is in a safe suburban neighborhood and close to downtown Philadelphia and neighboring boroughs, and not far from the airport.

The listed apartment is spacious and very comfortable. Not only was their place generously stocked with everything you could possibly need in a home away from home, but there were so many thoughtful extras, like toiletries if you forgot to pack them.

We appreciated the wonderful hospitality! The space was very nice and comfortable. The only suggestion we had was that they provide a written guide in the apartment with info such as the WiFi password, contact info for the hosts because it was different from what they provided in in the listing , amenities around the apartment for example there was a laundry bag but we didn't find it , etc.

This was my second visit to Nadia's place. As before, the apartment was spotless. There was a lovely basket of snacks in the kitchen - very welcome after a long trip. The apartment is very spacious and is quiet and peaceful.

Nadia and Raul and friendly and welcoming hosts, always quick to respond to any questions. The location great - free on-street parking, and a pleasant 15 minute walk to Swarthmore, the train etc. The hosts are wonderful, warm and kind. The apartment was a nice nice with two bedrooms and super comfy queen beds, eat-in kitchen and separate living room. The hosts also stopped by to greet us and gave us good tips on local fare and things to do. Would definitely return again when in the area.

Although one should be prepared for a second floor walk up, it is worth it. The apartment has been generously supplied with a wide variety of amenities that make it feel very home like. Quiet, comfortable beds and a complete kitchen. Nadia and Raul have created a charming apartment. We enjoyed staying in it! They themselves are also very personable and helpful, and made sure we were as comfortable as possible.

We were there during the March 2 snowstorm and they were right there with lanterns. Lazaro was responsive, offered all the pertinent information in advance, and checked in by phone during our stay to make sure we were all set.

The house was clean, and everything was as expected. A new deck in the backyard was a perk. This was a perfect place for our stay. Lazaro was helpful, proactive and an overall great guy. Definitely will stay again. It was a nice house and we enjoyed our stay here. Had all the necessary amenities and good location and parking. This home is a good value. Be aware there is only street parking. There is no central air. Just 2 small window units in 2 of the bedrooms.

We were there during a heat wave. Fortunately we only had to use 2 bedrooms. Hair dryers blow the upstairs electricity. This house accommodated an extended family of 8 adults and 3 children for 5 days. There was plenty of sleeping space with enough bathrooms and sufficient privacy.

The large, open kitchen allowed for informal meals and some holiday food preparation. It was easy to get to the commuter train station for a day in Philadelphia. House was exactly as advertised and everything my group needed. Check in and out were easy and the bedrooms were clean and comfortable. We loved the location. Any potential issues were explained in the House Manual and easily avoided. We had a great stay and would recommend this place for parties like us who were adults visiting for a wedding, but it may be even better for families.

Incredibly responsive and just a genuinely nice person. He even reached out on our wedding day to congratulate us while we were there. We had so much fun staying at this home.

The kitchen, pool, and hot tub were incredible. Everything was top of the line, yet with a cozy farmhouse feeling. Staying there was one of the best parts of our wedding celebration. Thank you for everything!!! The house was very unique and cozy. It was exactly what we were looking for to get away. The pool was heated from the connected jacuzzi and the highlight of the house.

The house has 4 bedrooms on 2nd floor with one connecting bathroom, which was an interesting layout and 2 bedrooms on 3rd floor with 1 bathroom. There is also a cute bathroom on main floor. Kitchen was best part of the inside. The island in the middle was where we all hung out and it had everything a kitchen needed.

Very very organized and clean. You also do not need to bring your own linens because literally everything was clean and ready. I would highly recommend to anyone to rent this gorgeous house! Photos don't really do it justice. There is a beautiful farmhouse style chef's kitchen where guests naturally convene. The yard is nicely landscaped with many sitting areas - places to gather or spend a quiet moment. We went back twice and would go again. Only caveat is that small children should be watched carefully -- some furniture is antique.

We wanted to be close by but we also wanted our own space so we wouldn't be a burden on anyone and we like the option of coming and going as we please. The place we wanted to rent was already taken but I'm kind of glad because I really liked this place. It had a lot of character, it's an older style house but everything seems brand new and it's well taken care of.

We had a wonderful time cooking in it! She also liked the old school skeleton key that you had to leave in the door to keep it from locking. I liked the area and I also liked the train station being next door so we could travel to the city and not have to worry about parking a car. The place was perfect for what we needed and hopefully next year when we visit again this place is still available to rent. Thanks for sharing your home with us!

I went to celebrate my husbands birthday with some family members and all of us loved the home because of the pool. The kitchen was beautiful it fit all of us around the huge island and cooking in it was the best part.

It was located right off the pool making it very easy for us to move back and forth. The rooms fit everyone comfortably and the decor was beautiful.

Monica was easy to reach and was extremely helpful. Overall it was the best experience Ive had under certain circumstances but A. I will definitely be returning again! What a gorgeous space, and an interesting, delightful host! Very easy to get downtown. One of the prettiest towns in the US. Our host was great, very friendly and casual. We immediately felt at ease. The space was wonderful.

Very comfortable and very roomy, nicely furnished and decorated. We appreciated the coffee and bottled water, and even a number of interesting books. The location allows for an easy walk to Swarthmore College or to the train station, yet is quiet and peaceful. We definitely plan to come again.

Scott is a warm and inviting host. You will feel welcome at his place. Scott made us feel very welcome. Our stay was a long one; over three weeks and we felt comfortable the whole time. Our bedroom was quite large and so was the sitting room.

Scott's house is located in a quiet residential area close to restaurants and stores. In the past we'd stayed at hotels and conventional Bed and Breakfasts in the area. The cost for our stay was half the price we had paid in the past. We highly recommend staying at Scott's. Great place and location, walking distance to Swarthmore train station and College. Place as described, Scott was friendly and accommodating. I appreciated the coffee and snacks!

Scott's home was just as described and seen on your website. I loved the neighborhood, the little that I managed to see in my 24 hours there. Scott was the perfect host. He gave us the comfort and our space.

There was a tiny table of coffee and fruit for us. Scott's place is a gem. Spacious and private - feels much more like having your own apartment than just a room in the house. The room was very quiet, with a super-comfy bed and I slept like a rock. The suite is charming and homey and very clean.

The mini fridge and coffee bar were a much-appreciated touch! Scott communicated very clearly about check-in and out and was incredibly flexible with my late arrival and early departure. His friendly, laid-back nature make him a great host and he and his family made me feel right at home. Scott was a gracious host and we particularly enjoyed the character and style of his great craftsman home.

The location was ideal for visiting family and our grandkids' school activities in the Wallingford-Swarthmore area. Our trip into Philadelphia to visit The Museum of the American Revolution was a breeze from this location. We plan to stay here again when we return in the autumn.

Christine was an excellent host. She was very welcoming and made me feel very comfortable as her guest. She was also kind enough to meet me at the train station, which is literally steps from her door and makes all of Philadelphia very accessible. The room was precisely as advertised and I even got a clean change of bedding and towels a half way through my day stay. I would absolutely recommend her home anyone looking for a quiet and welcoming place to stay on their visit Philadelphia or the Swarthmore area.

I had the good fortune of having Christine as my first Airbnb host. It could not have been better. From the beginning to the end of my stay went so smoothly. She has a warm and inviting home in a charming neighborhood. Its amazing how close she is to the train station without the sounds of an active track. I am so happy I tried Airbnb and would love to stay at Christine's home again.

Christine could not have been nicer. She would have had every right to be frustrated at a whole weekend canceled at the last minute, and instead she was gracious and understanding. I didn't get to see her home, but I did sort of get to "see" her from a distance, and she is a class act. I stayed in the upstairs room in a super comfy bed and slept wonderfully. I was there for two nights of business nearby and was out for dinners both nights, so I was really only there for sleep and shower in the a.

Christine herself was a helpful hostess and I think if I were there longer we would have some great conversations! Christine has a wonderful home. Bed is comfortable, place is spotlessly clean and Christine is very hospitable. My husband and I loved our stay! This time, my husband stayed at Christine's home while visiting my daughter at Swarthmore.

He reports she was lovely and welcoming. The room is generous and bright--an ideal location to cuddle up with a good book. Christine's home is on a quiet street very near a local rail station. George is a continuous improver. Delightful stays come with: Pots and Pans, Plates, Silverware, And many more. Great spot for a Family of five! Great place, clean quiet and close to I south. Cable tv and great kitchen with everything you need to feel right at home! Definitely reccommend staying at George's place if you're in Chester or the Philadelphia area.

Clean and comfortable place, very affordable. Georges is a great host. It is a clean place and you have everything that you need in the house. Big kitchen with all furniture. I'll go back without hesitation. George has a nice home in a quiet area. His neighbors follow different cultural beliefs, but everyone seemed to have a very warm greeting. His home is well appointed and the proximity to the airport and shopping made our trip even better.

George is a great gentleman and his place is a good place to spend a few days. Chester isn't the best neighborhood but the location of the place is in some of the better parts. Neighbors can be loud. Loud music and yelling. What a beautiful, restful, delightful place to stay! Everything was lovely and comfortable.

Location could not be better for visitors to Swarthmore. Abigail's house is unique and cozy and the room is spacious and comfortable. Her house is conveniently located to Swarthmore College. She was a gracious host and her pets are friendly and welcoming as well. We enjoyed our stay and hope to stay here again.

Very spacious, quiet, and comfy room in an absolutely lovely Swarthmore residential neighborhood, just a five minute walk to campus and a ten to fifteen minute walk to the Ville downtown. Abbey was an extremely thoughtful host, and checked in with me to make sure I was okay when I was late arriving.

Really hip living room area, cute cats, and adorable Labrador. Also, the private bathroom inside the bedroom was extremely nice. Abigail is a wonderful host in her tasteful home. We loved our stay there, and can't wait to come back next time we are in Swarthmore. Her house is in easy walking distance to the college, and is close to Philadelphia airport and an easy drive to downtown Philly.

This is a great place to stay for anyone visiting the Swarthmore area. The home is lovely and the bedroom is large and very comfortable. Even though it's a room in a private home, the space feels very private and has its own bathroom. The owner also provides essentials like toothbrush, toothpaste, shampoo, etc.

The neighborhood is located off of a busy road yet is extremely quiet. Downtown Swarthmore is a quick drive and a longish walk away and there are places for coffee, eating and shopping.

Beautiful, bright, airy home with lots of personality, three blocks from Swarthmore campus. Abigail was a very helpful and welcoming host. Abigail is a wonderful host! The house, room, and location were great. The room was large with a private bath and the neighborhood was beautiful and a short walk from Swarthmore College. She was kind and communicative, the place was clean, and she gave members of our company fruit for breakfast.

Sahar is very good hostess, is very friendly and she is a kind person, also everything in her house is really comfortable. Mary's home is wonderful and her hospitality outstanding. From the moment I met her, she made me feel right at home.

The house is beautiful and spacious. The bedrooms are private with very comfortable beds and bedding. The bathrooms, are roomy and clean. The setting is lovely to enjoy coffee outside in the morning. Parking is easy and ample. Mary brought snacks over which were very unexpected and even had a chilled bottle of wine for me!

I couldn't have had a better experience for the short visit I had in Media PA attending my niece's baby shower. I will definitely be back to the area, and staying at Mary's. Mary's hospitality is second to none. She made us all feel very comfortable and at home. We can't wait for the next occasion to bring us back to town so we can stay there again! Mary and Steve were so hospitable and their home was beautiful. They helped us make moving our son into college a sweet, memorable and stress-free experience.

Huge, beautiful house and garden - lovely, private room with great mattress, great bathroom and the friendliest hosts you could dream of. Close to Swarthmore - mike walk along nice trail or quick drive. We had a lovely glass of wine and huge spread of goes d'oeuvres from our hosts before heading out to dinner. So much nicer than a hotel!! Mary was the most gracious host to my family when we stayed at her lovely home. She welcomed all seven of us we have five children with open arms and went above and beyond our expectations for our stay.

The house was spacious, clean, and well located. It served as a nice country retreat for my city friends. The kitchen is wonderful and we loved cooking a big group dinner there.

This place is absolutely amazing! You can clearly see why Tony is a SuperHost, his place shows that he cares dearly about the comfortability of his guest. Tony's place was clean and spacious. I really enjoyed my stay there! He's also very responsive if you have any questions. Tony was an excellent host! Friendly and fast response, and catered to our needs: The unit was bigger and better than expected!

Fully equipped kitchen and had a nice living room with thoughtful entertainments. We weren't used to most places closing early, but luckily, Harrahs Casino was only 8 minutes away. Would love to book this place again when we visit Philly! She seemed to think of everything from forgotten toothbrush to a nail buffer. Space was extremely neat and tidy. Her dog is a sweetheart, too! She certainly aims to please.

MJ and Bill are amazing hosts. You will feel like you are a guest in their home, and they have taken care of every detail. MJ provided lots of extras and amenities that were unexpected. I enjoyed morning coffee visiting with them and the quiet space they provided for me to retreat by myself as well. Make time to spend by the pool in their lovely backyard oasis. I didn't have time to fully relax and enjoy it, but next time I will!

Mj is a fanatic host! We love her so much we came back for a second week! We are in the area shopping for a rental to live in permanently. We reserved for following week as well. Her family is fantastic and she provides all the necessities needed. We never want to leave! Mj was a great host! She went above and beyond to make us feel welcome in their home. We would stay here again for sure. MJ thought of absolutely everything you could possibly need! She makes you feel very welcomed!

Mj is a fantastic host as well as a fabulous person! She has thought of everything in order to make your stay comfortable. Her family are just as pleasant to meet and chat with. What a lovely home in a quiet, secluded Neighborhood. The pool was so refreshing and what an added bonus. The studio apartment feels like home away from home! I cannot recommend this location enough.

The host's raised the bar as far as service and hospitality. Heck they even fed me dinner!!! Super clean and well appointed place. A welcome relaxing respite after an especially rough day.

MJ once again is a fantastic host! Yes I said once again! We love coming here! Such a wonderful family well! Thank you Mj for accommodating us! I definitely recommend her! It was a nice very clean apartment.

The other people living in it were very quiet. I loved the town Media is great place walk to everything. I stayed for two days and basically used to spend night at this place, mattress felt a bit uncomfortable and lighting of the room was poor.

All other things were as listed. Place is quite near to downtown and very peaceful. This is a good room for the price. The location is great, a short walk from resturants in downtown Media and the trolley and regional rail.

The apartment is shared, but the room is spacious and the apartment is clean. The bed that was mentioned was replaced for me. Laurie is a very attentive and helpful landlord and provided an iron and ironing board when I asked for one. I just relocated to PA for a new job and she was helpful making recommendations of places to go and things to do in the area. I'll stay here again. Great location, walking distance to restaurants. Expect house mates, but given my schedule, didn't see or hear much of them.

Description is spot on. I like a softer bed. The internet was difficult to connect to even after she bought a wifi booster. I was a student trying to do homework. She said if I had a problem I should buy internet for the people in my apartment. Quiet stay in Media. Laurie was very nice and let me check in early. Room was quite large and had access to kitchen as well. Very clean although mattress was a little old but for the price, a great deal.

Bathroom was shared with 2 tenants which I did not expect but it was not really an issue. Media is nice little town. Theres actually 3 bedrooms. Overall you get what you pay for. We had a wonderful weekend at this spacious house conveniently close to Swarthmore College, where we were attending a reunion.

A well-stocked kitchen allowed us to cook some meals. It's definitely a great place to stay if you have a group of people. I hope to return for the next reunion in two years! My family greatly enjoyed their stay at Cynthia's lovely home. She went far out of her way to make sure that we felt welcome and at home. Plenty of space for ten people and a lovely back deck and yard. Host was kind and very accessible. House was large enough to accommodate extended family coming in for a wedding.

Beds were very comfortable. Host warned about all debris in and around house due to current Reno in her note after we arrived. Overall, has great potential to be a good Airbnb. The Swarthmore Home is inviting and charming--and so is its host, Cynthia. We couldn't have asked for a better place to stay for a family reunion while we toured the surrounding area, enjoying history and heritage. Every amenity possible is provided and care is taken for guests to feel completely at home and relaxed, making it easy for each one of us to find a cozy spot throughout the many well-furnished rooms.

In the spacious, lovely backyard patio area, we loved watching the fireflies flit in the night sky. Our trip was greatly enhanced by having such a wonderful place to stay. What a perfect stay for our little wedding party group! We loved the home, it had everything we needed and made our weekend so comfortable. The house is roomy and attractive, yet casual, with lots of comfy seating and was ideal for our little not yet walking month-old grandson.

The hosts were fantastic communicators, and, although we never met them, they made us feel that their home was our home. There's a great kitchen with everything we needed. Our gathering on the back deck in the evening, as well as our breakfast outdoors the next day, were lovely. Instructions were comprehensive, neighborhood is nice, and there's parking!

We got pizza nearby, and walked to the Farmers' Market and a cute home-goods shop on Saturday morning. Thanks for a wonderful stay.
